Bishan DBSS unit fetches $1.71m, third-highest HDB flat resale nationwide

Bishan has a new HDB resale record, and it comes within just S$17,000 of Singapore's highest-ever transaction.
A 5-room flat at Natura Loft has changed hands for S$1.711 million, making it the third-most expensive HDB resale transaction nationwide. Located at Block 273A Bishan Street 24, the home also sets a new record for the development.
But this isn't Natura Loft's first brush with the record books. The development has been setting price benchmarks for years, and a closer look at Singapore's highest-value HDB transactions reveals some interesting patterns in where these sales are taking place.
Natura Loft comprises 480 homes across three residential blocks, offering a mix of 4-room and 5-room flats. Developed under the Design, Build and Sell Scheme (DBSS), the project incorporates private-sector design features into public housing.
The latest record-setting flat sits between the 37th and 39th storeys of the 40-storey development, placing it among Natura Loft's highest homes. Spanning 120 sqm, or approximately 1,292 sqft, the flat fetched S$1.711 million, translating to around S$1,324 psf.
With its lease commencing in 2011, the flat also has roughly 84 years remaining. For buyers, this combination offers a family-sized home on a high floor, with a relatively long remaining lease in an established Bishan neighbourhood.
The latest transaction sets a new resale record for Natura Loft, surpassing the S$1.632 million sale we covered in November 2025 by S$79,000, or approximately 4.8 per cent.

The previous record involved a flat at Block 275A Bishan Street 24, located between the 34th and 36th storeys. Both units measure 1,292 sqft and have leases that commenced in 2011. On a per-square-foot basis, the latest sale fetched around S$1,324 psf, approximately S$61 psf more than the previous record of S$1,263 psf.
Another useful comparison comes from Block 273A itself. In September this year, a similarly sized flat between the 31st and 33rd storeys sold for S$1.6 million. The latest transaction, located several floors higher, fetched S$111,000 more, or approximately 6.9 per cent above that sale.
The S$1.711 million transaction also sets a new resale record for Bishan. The town's previous high was established in August 2026, when a maisonette in Bishan Spring sold for S$1.65 million, surpassing Natura Loft's earlier record. The latest sale now raises Bishan's benchmark by another S$61,000, or approximately 3.7 per cent.
| Rank | Development and address | Registered month | Size | Resale price |
| 1 | City Vue @ Henderson, 96A Henderson Road | April 2026 | 113 sqm | S$1,728,000 |
| 2 | Pinnacle @ Duxton, 1C Cantonment Road | September 2026 | 107 sqm | S$1,720,000 |
| 3 | Natura Loft, 273A Bishan Street 24 | October 2026 | 120 sqm | S$1,711,000 |
| 4 | Pinnacle @ Duxton, 1B Cantonment Road | September 2026 | 107 sqm | S$1,701,000 |
| 5 | SkyTerrace @ Dawson, 92 Dawson Road | February 2026 | 122 sqm | S$1,700,000 |
The S$1.711 million Natura Loft transaction now ranks as Singapore's third-highest HDB resale transaction, just S$17,000 below the national record and S$9,000 behind the second-highest sale.
The national record remains with a 5-room flat at City Vue @ Henderson, which sold for S$1.728 million in April 2026. Located at Block 96A Henderson Road in Bukit Merah, the 113 sqm flat sits between the 46th and 48th storeys and has a lease that commenced in 2019.
Taking second place is the S$1.72 million Pinnacle @ Duxton transaction. The sale involved a 107 sqm flat between the 19th and 21st storeys of Block 1C Cantonment Road. We previously covered the transaction when the buyers exercised their Option to Purchase (OTP), before the sale was officially registered on 25 September 2026.
At less than 1 per cent below the national record, Natura Loft's latest transaction comes remarkably close to the top spot. It also stands out as the largest flat among the top three, offering more floor space despite its slightly lower overall selling price.
To understand how unusual Natura Loft's latest sale is, we took a closer look at 121 HDB resale transactions that crossed the S$1.5 million mark. Of these, just 18 fetched at least S$1.6 million, revealing some interesting patterns among Singapore's highest-priced HDB sales.
For one, these transactions are concentrated in a handful of developments. Natura Loft, Pinnacle @ Duxton and SkyTerrace @ Dawson each recorded four sales at S$1.6 million or above. Together, they accounted for 12 of the 18 transactions, or two-thirds of the total.
Bishan also stood out with the highest number of transactions in this price range. Six took place in the town, comprising four Natura Loft flats and two executive maisonettes. While the Natura Loft flats measure 120 sqm, the two maisonettes are considerably larger at 162 sqm and 163 sqm. This isn't the first time we've seen older properties command impressive prices (and at this rate, it probably won't be the last). Still, it goes to show that age really can be just a number, even in Singapore's property market.
It also seems that high floors aren't necessarily a requirement for a sale above S$1.6 million either. Only eight of the 18 transactions involved flats in storey bands starting from the 31st floor or higher. At SkyTerrace @ Dawson, for example, a loft unit between the fourth and sixth storeys fetched S$1.65 million, showing that homes on lower floors can also reach this price range.
Perhaps the most noteworthy finding, however, is how much more common these transactions have become in 2026. Of the 18 sales, 13 were registered in 2026 as of the latest October transaction, compared with five in 2025. In fact, all five transactions at S$1.7 million or above took place this year.
Natura Loft is no stranger to the record books. In fact, a S$1.295 million sale at Block 273A once held the national HDB resale record, and the development has continued to reach new price milestones since.
By 2024, Natura Loft had crossed the S$1.5 million mark, with one notable transaction involving a 1,292 sqft corner flat on the 30th floor of Block 275A. The home fetched S$1.538 million, with its open outlook and master-bedroom balcony among its distinguishing features.
The development went on to set a new project record of S$1.569 million in July 2024, before raising the bar again to S$1.632 million in November 2025. The latest S$1.711 million transaction in October 2026 marks another milestone in that progression.
And these are not isolated sales either. Between May 2024 and October 2026, Natura Loft recorded 14 transactions at S$1.5 million or above, all involving 120 sqm 5-room flats. Clearly, Natura Loft's high-value transactions go well beyond the occasional headline-making sale.
Beyond its record-setting sales, Natura Loft offers residents the convenience of an established Bishan neighbourhood, alongside recreational facilities within the development itself.
Residents have access to a playground, fitness corner, pavilion and barbecue facilities. Depending on the unit layout, homes may also feature balconies, full-height windows and planter areas.
For everyday essentials, Bishan North Shopping Mall offers neighbourhood shops, groceries and dining options. Those looking for more variety can head to Junction 8 at Bishan Town Centre, which houses a wider selection of retail and dining outlets. Bishan Public Library and the town's MRT and bus interchanges are also nearby.
In terms of connectivity, Bishan MRT station serves both the North-South and Circle lines, while Marymount MRT provides another connection to the Circle Line. The stations are approximately 750m and 940m from Natura Loft, respectively, although actual walking distances may vary. Nearby bus services also provide connections around the neighbourhood and to Bishan Town Centre.
Families will also find schools such as Catholic High School and Whitley Secondary School in the vicinity. For outdoor recreation, Bishan North Neighbourhood Park and Bishan Active Park offer green spaces closer to home, while the larger Bishan-Ang Mo Kio Park provides more room for walks, exercise and family outings.
