10 Bedok HDB flats sold for over $1.3m this year, all in one project

Bedok South Horizon has raised the bar for Bedok's five-room resale flats once again, with a unit at Block 152B Bedok South Road changing hands for $1.54 million in October 2026.
The 1,216 sq ft flat, located between the 13th and 15th storeys, fetched approximately $1,266 psf.
It joins a growing run of high-value transactions at the development, which only entered the resale market this year after reaching its Minimum Occupation Period (MOP).
The latest $1.54 million sale surpasses another transaction at Block 152B, which was registered only in early October for $1.48 million. Both flats share the same floor area and 13th to 15th-storey range, yet the latest sale fetched $60,000 more, or approximately 4.1 per cent higher.
Before these October transactions, Bedok South Horizon also made headlines when a five-room flat at Block 152C sold for $1,458,888 in September.
In fact, the development began setting records almost as soon as its flats entered the resale market. In April, its first recorded resale involved a four-room flat at Block 154B that fetched $1.12 million, setting a new four-room HDB resale record for Bedok at the time.
Just a month later, a four-room flat at Block 153B sold for $1.4 million.
Compared with that transaction, the latest $1.54 million record represents a $140,000, or 10 per cent, increase in the development's highest recorded five-room resale price over five months.
A closer look at Bedok's HDB resale transactions reveals 10 sales at $1.3 million or above between May and October 2026. All 10 involved five-room flats at Bedok South Horizon, each measuring 1,216 sq ft.
These higher-priced transactions have appeared in nearly every month since May, with September and October accounting for the largest number of sales.

July was the only month between May and October without a sale reaching $1.3 million. Even then, a five-room flat at Block 153C fetched $1.28 million, just $20,000 below the threshold.
What's particularly notable is that six of the 10 transactions were registered in September and October alone, suggesting that high-value sales are becoming a commonplace at Bedok South Horizon, rather than occasional record-breaking transactions.
It's not just the higher-floor flats at Bedok South Horizon that are fetching impressive prices. Of the 10 transactions at $1.3 million or above, three involved units between the 4th and 6th storeys, with prices ranging from $1.3 million to $1.38 million.
There are also some interesting comparisons between flats on different floors. At Block 152C, a unit between the 10th and 12th storeys sold for $1,458,888 in September, slightly more than the $1.45 million fetched by another flat in the higher 13th-15th-storey range.
And even being in the same block and floor range doesn't necessarily mean similar selling prices.
The two most expensive transactions at Block 152B involved flats of the same size, both between the 13th and 15th storeys, yet one fetched $60,000 more than the other.
In fact, there's a S$240,000 difference between the highest and lowest prices across all 10 transactions, despite every flat measuring 1,216 sq ft.
While the transaction records don't tell us exactly what accounts for these differences, factors such as the unit's facing, condition, renovations and negotiations could come into play.
For buyers and sellers, the latest $1.54 million record is certainly worth paying attention to, but it shouldn't be the only reference point when assessing what a flat at Bedok South Horizon might fetch.
Beyond its record-breaking sales, Bedok South Horizon offers residents the convenience of relatively new homes in an established neighbourhood, with everyday amenities and recreational spaces close by.
The development comprises eight residential blocks ranging from 16 to 18 storeys, housing a mix of 2-room Flexi, 4-room and 5-room flats.
Within the estate, residents have access to playgrounds, fitness stations, sheltered communal spaces and a rooftop garden above the multi-storey car park.
Daily essentials are also close to home, with shops, a supermarket, an eating house and childcare facilities within the precinct.
A link bridge connects Bedok South Horizon directly to Siglap Community Club, giving residents easy access to its activities and facilities. Families with school-going children will also find Temasek Primary School and Temasek Secondary School nearby.
For those who enjoy spending time outdoors, East Coast Park is another draw, offering cycling paths, walking routes and plenty of space for weekend activities.
Depending on their position and orientation, some flats at Bedok South Horizon also enjoy open views or outlooks towards the sea.
Connectivity is set to improve further with the upcoming Bedok South MRT station on the Thomson-East Coast Line, scheduled to open as part of Stage 5 in 2026.
The station will be within walking distance of the development, while nearby Bayshore MRT station has been operational since June 2024.
With newer flats, amenities within easy reach and access to East Coast Park, Bedok South Horizon offers a combination of conveniences that may appeal to families looking to settle in the area.
Bedok South Horizon's average psf is 56 per cent higher than Bedok's
Chart comparing Bedok South Horizon and Bedok HDB resale prices per square foot
According to 99.co's Researcher, Bedok South Horizon has recorded 59 resales of four-room and five-room flats since reaching its MOP in 2026.
Its average resale price stands at approximately $1,047 psf, compared with $669 psf across Bedok. That's a difference of $378 psf, or 56.52 per cent, even as average resale prices across Bedok have risen by 37.87 per cent over the past five years.
Still, Bedok South Horizon's higher prices don't mean buyers need a million-dollar budget to find a family-sized home in the town.
